|Address||1 Commerce St, Vaughan|
|Developer||Menkes Developments & QuadReal|
|Units & Storeys||About 1800 units in 4 towers|
Menkes & QuadReal Group have proposed this large scale project as a mixed use development. Architect firm, IBI Group has designed this project. Development consists of four towers, First of which is a 59 storey building with 656 units. It will open towards a courtyard at the south side of this site. The ground floor of this building will comprise the commercial section on both sides of outdoor space. It will measure to be 6909 square meters in area. This is a lot of space for various retail businesses to make the courtyard animated all day long.
On the west side of this block, there will be a 45-story tower for mixed use. It will house 524 residential units along with commercial space. This tower will be close to Highway 7. The 24-story tower also for mixed-use will have 341 residential suites as well as commercial space on the south side. As per the QuadReal’s site plan, two towers will mirror the layout on the east and the west side. But these towers will have different heights.
There will be a 50-story tower that will have 574 residential suites along with commercial space on the north end. The forth tower on the south will be 29-story high and will house 361 residential suites coupled with commercial space. Furthermore, along with the towers, there will be podiums that will range in height from two to six stories.
According to the project plan, communal courtyards will surround all the towers. The green rooftops of the podiums will make sure that the outside surroundings stay as beautiful as the indoors. There are other site improvements also in the pipeline, These include different seating areas, water features, and enhanced lighting.
The podiums of all the towers will have green rooftops and will have outdoor amenity spaces to enjoy in the summer. There will be a huge parking facility available for the residents. This facility is expected to conveniently serve 1900 vehicles and will be located in the underground garage. In addition to that 456 parking spaces will be specifically dedicated to the visitors of the retailers and condos. Having a huge visitor & retail parking area will help promote the retailers, while keeping the resident parking decongested.
This project will add plenty of value to the already fast-growing city centers in Vaughan. Having a massive retail presence within a condo complex adds to comfort & future value. It is easily one of the best development projects for mixed-use purposes. The builders plan to make both residential and commercial aspects a big success story.
